North Vancouver continues to see strong activity at the top end of the housing market. The luxury real estate scene is showing both resilience and growth, with the top 10 MLS® sales of 2025 reaching nearly $50 million in total. Comparing this to last year, we can see how prices are shifting and what buyers are willing to pay for premium properties.
Looking at the numbers, the median list price increased by 5% from 2024 to 2025, while the median sale price rose by 3.6%. This suggests that while sellers are asking slightly more, buyers are still negotiating slightly lower than the list price.
