New Presale Community Proposed for Lynn Valley
Polygon Development Ltd has submitted a development application for a significant mixed-use community at 1246–1268 Lynn Valley Road and 3050–3174 Baird Road, a project that, if approved, would add to the area’s commercial core while adding hundreds of new homes.
Project highlights
- 408 homes across four six-storey buildings
- 2,525 sq. m. of commercial space for shops, services, and restaurants

The site today
The proposed development spans two key parcels:
- 1246–1268 Lynn Valley Road: Currently home to Lynn Valley Mall, a one- and two-storey commercial centre.
- 3050–3174 Baird Road: Currently home to Draycott Gardens, a 32-unit rental townhouse complex built in 1972.
Surrounding the site are a mix of amenities and residential developments, including the Lynn Valley Village and Library, Ross Plaza, and a variety of multi-family and single-family homes.
Polygon’s local track record
Polygon is no stranger to Lynn Valley. The developer has already completed several well-received wood-frame communities in the neighbourhood, including the Taluswood and Juniper residences on the south side of Lynn Valley. This latest proposal would build on that history, bringing a larger-scale, mixed-use vision to the north side of the community.
Land use and density
The project falls under Residential Level 5 (Low Density Apartment) and Residential Level 6 (Medium Density Apartment) land use designations. Polygon’s proposal targets a floor space ratio (FSR) of 2.5, which reflects a moderate increase in density consistent with the District’s Official Community Plan.
Community benefits
- Right of first refusal for existing tenants – Current residents of Draycott Gardens will have the opportunity to move into the new market rental building in Phase 1 before Phase 2 begins.
- Active transportation enhancements – The development will fund road dedications and upgrades for bike lanes, sidewalks, and improved access routes.
