New 12-Storey Development Proposed at Marine and Fell in North Vancouver

A significant new development has been proposed for the corner of Marine Drive and Fell Avenue in the City of North Vancouver, signaling a shift toward higher-density housing in line with regional policy directions.

Cascadia Green Development has submitted a rezoning application for the property at 1421 Fell Avenue—the former Midas auto repair site. The new proposal outlines a 12-storey mixed-use tower that would bring much-needed housing and commercial space to the busy Marine Drive corridor.

From Vertex to a Larger Vision

This isn't the first time the site has been eyed for redevelopment. Cascadia had previously planned a smaller project known as Vertex, but that design was shelved in response to changing priorities from the Province, which has been pushing municipalities to support greater housing density near transit and commercial hubs. In this case, the revised proposal doubles down on that direction—literally, as the new building would be more than twice the height of most other structures in the immediate area.

What's Being Proposed

According to the rezoning application, the tower would include:

  • Ground-floor commercial space, activating the street level and supporting local retail or services.
  • Second-floor office space, adding to the neighborhood’s employment opportunities.
  • Ten floors of residential condos, totaling 110 strata units.
    • 65 one-bedroom units
    • 44 two-bedroom units
    • 1 three-bedroom unit
  • A rooftop patio for residents to enjoy shared outdoor space and views.
  • Underground parking for 76 vehicles, with access from the lane behind Fell Avenue.

A New Chapter for Marine Drive

The proposed development reflects a broader trend along Marine Drive, which has been gradually evolving into a more urbanized, mixed-use corridor. With housing demand at an all-time high and the Province applying pressure for faster densification, projects like this are becoming increasingly common.

Still, the height of the proposal—at 12 storeys—may prompt discussion in a community accustomed to lower-rise buildings.
