Major Expansion Proposed for The Trails Development in North Vancouver

A significant amendment to The Trails development in North Vancouver’s Moodyville neighbourhood is being proposed by Wall Financial Corporation, with plans that would more than double the allowable floor-space density and increase maximum building heights from 15 metres to 55 metres.

The Trails project, located in the 500 and 600 blocks of East 1st Street, has so far consisted primarily of elevated townhomes and low-rise multi-family buildings that align with the city’s community plan. The next phase, however, would mark a notable shift toward higher-density, high-rise construction.

If approved, the updated proposal would introduce nine buildings containing a total of 926 residential units. Unit sizes would range from compact 400-square-foot studios to three-bedroom homes of up to 1,120 square feet. Wall Financial states that the additional height and density would allow for a greater number and variety of housing units while enabling more open space within the development.

The revised plan also includes several public amenities, such as a new daycare facility, 62 below-market rental units, and an expansion of an existing park. According to the developer, the high-rise model would support a more efficient land use strategy while contributing to overall housing supply and affordability.

Due to the scale of the proposed changes, the project requires an amendment to the City of North Vancouver’s official community plan. The city has confirmed the application will undergo a full review process, including opportunities for public feedback, before any final decision is made by council.

The Trails is part of a broader pattern of urban densification underway across the Lower Mainland, as developers and municipalities respond to growing population pressures and shifting housing needs. If approved, this next phase would mark a significant transformation in the evolution of the Moodyville neighbourhood.
