A new development application has been submitted by Integra Architecture for a site located at 328 and 332 Seymour River Place, within the evolving Maplewood Village Centre. The proposal seeks to replace two existing single-family homes with a six-storey residential building designed to enhance the housing diversity in the area.

Planning and Environmental Considerations The site is currently designated as "Residential Level 6: Medium Density Apartment." However, to move forward, the project requires both a rezoning and an Official Community Plan (OCP) amendment. Because the site is situated near the Seymour River corridor, it is subject to a "Creek Hazard" development permit, ensuring the building meets strict safety and environmental standards. Additionally, the design will focus on:

  • Form and Character: Aligning with the modern-industrial aesthetic of the Maplewood Village Centre.
  • Sustainability: Prioritizing energy and water conservation to meet District greenhouse gas reduction targets.
