Ph5 Architecture Inc. has submitted a development application for 1050 West Queens Road, a corner site in North Vancouver’s Edgemont Village. The proposal seeks to replace the current structure with a three-storey mixed-use building, adding residential density and boutique commercial space to the Village core.

Project Details

  • Residential Units: 9 homes, including family-sized three-bedroom layouts.
  • Commercial Space: 1,010 sq/ft of ground-floor retail.
  • Building Height: 3 storeys with a 495 sq/ft rooftop amenity area.
  • Parking: 12 ground-level stalls (10 residential, 2 commercial).
  • Sustainability: Designed to meet BC Energy Step Code Step 3.

Zoning and Character The site is currently designated as "Commercial Residential Mixed Use Level 1." The application includes requests for a development variance permit to address form and character, ensuring the building integrates with the existing Edgemont aesthetic. With a proposed Floor Space Ratio (FSR) of 1.75, the project emphasizes "barrier-free" common areas and elevator access to all levels.

Community Impact As Edgemont Village continues to see high demand for downsizer-friendly housing, this project offers a "lock-and-go" alternative to single-family homes while maintaining the neighborhood's low-rise feel.
