Central Lonsdale Towers Proposal

today | New Developments | By Matt Council

An application is in play to amend the Official Community Plan and rezone sites near East 16th and St. Georges. The concept is for two buildings: one at 12 storeys with a mix of rental and market strata, and one at 6 storeys with all rental homes. Vehicle parking would be underground. The City will review the application through its standard process that includes staff analysis, public input, and a Council decision.

What is proposed

  • Proponents: RED East 16th Limited Partnership and RED Twelve E16 Adera Projects Ltd.
  • Buildings: one 12‑storey tower and one 6‑storey mid‑rise
  • Homes: 248 total across both sites
    • 12‑storey: 115 homes made up of 63 rental and 52 market strata
    • 6‑storey: 133 homes, all rental
  • Parking: underground vehicle parking and secure bike parking
  • Where: Central Lonsdale, around 1540 St. Georges Ave and 215‑235 East 16th Street

Why this matters for Central Lonsdale

  • More rental supply: The proposal adds a meaningful number of purpose‑built rentals. That supports local workforce housing and can stabilize turnover.
  • Mixed tenure: Having both rental and strata in the area can diversify price points and ownership options.
  • Everyday convenience: The sites sit close to Lions Gate Hospital, Lonsdale Avenue retailers, and transit. For many residents, that means less car time.
  • Streetscape change: A 12‑storey building will change sightlines. Expect more foot traffic and small‑business viability if retail or active frontages are included in final designs.

What homeowners nearby should watch

  • Traffic and parking: Construction management plans, lane access, and visitor parking policies.
  • Shadowing and privacy: Orientation, stepbacks, and landscape buffers affect impacts on adjacent homes.
  • Amenity contributions: Community amenity contributions and public realm improvements can deliver local benefits.
  • Strata and rental quality: Look for noise mitigation, durable cladding, elevator specs, and maintenance plans.

Timeline and how to engage

Applications like this move through staged reviews. Key milestones include City staff reports, public input opportunities, a Council hearing, and a final decision. Agendas and meeting streams are posted on the City’s website. If you have feedback, add it to the public record and keep copies for your own files.
