46-Unit Townhouse Development Approved for Mount Seymour Parkway

A new residential project has been approved for Mount Seymour Parkway, bringing 46 strata townhomes to a key location in the District of North Vancouver. The development will span multiple addresses — 3374–3380 Mount Seymour Parkway and 3382–3396 Gaspe Place — and includes two district-owned lots that will be sold as part of the project.

The plan calls for eight three-storey buildings, with a mix of six two-bedroom and 40 three-bedroom units ranging in size from approximately 900 to 1,700 square feet. Each home will come with a designated parking space, and the project has incorporated several features to improve accessibility and sustainability.

Location & Site Features

Situated at the intersection of Mount Seymour Parkway and Gaspe Place, the new complex is positioned near key commuter routes, parks, and schools, making it an attractive option for families. The site, currently composed of seven lots, will be reconfigured to support a low-rise, ground-oriented community while introducing tree replanting, transit incentives, and new public amenities.

Environmental & Community Contributions

As part of the project, the developer has committed to:

  • Replanting nearly 100 trees on-site and along Mount Seymour Parkway
  • Contributing $50,000 toward future Spirit Trail improvements
  • Offering a one-month, two-zone transit pass per unit (upon request) to encourage transit use
  • Designing four lock-off suites, 15 units with stair-free access via elevator, and one ground-level accessible unit at the corner of the site
  • Providing three accessible parking spaces near the elevator core

These features aim to reduce car dependency and support North Vancouver’s broader sustainability goals.

Next Steps for Affordable Housing

While the townhomes will be sold as market units, the project will indirectly contribute to future deeply affordable or social housing in the district. Proceeds from the sale of the two publicly owned lots will be directed toward a future affordable housing initiative in the area, in partnership with a non-profit organization. The exact nature of that project is still to be determined, with staff expected to return to council in the fall with options for how to proceed.

Tenant Transition Support

Three existing tenants living on the properties set for redevelopment will be offered right of first refusal to purchase a unit at a five per cent discount. In addition, they will receive four months of free rent and financial assistance for moving expenses as part of a tenant relocation plan.

A Look Ahead

With council’s approval now in place, this new Mount Seymour Parkway townhouse project will move into the next phases of planning and permitting. The development adds to a growing number of multi-family housing options in the District of North Vancouver, while also setting the stage for future investment in non-market housing.
