Metro Vancouver’s Unsold Condo Inventory: What It Means for the North Shore

More than 5,000 completed condominium homes across Metro Vancouver are currently sitting unsold, according to a new report from Real Property Data.

The report, released September 10, 2026, examined 164 completed projects and found more than 5,000 homes that are finished, occupied-ready and still available for purchase. The inventory is valued at approximately $4.45 billion based on prices achieved for comparable homes in 2026.
The numbers highlight the challenges facing the Metro Vancouver condominium market, where presale activity has slowed and developers are dealing with a more cautious buyer.

The North Shore tells a somewhat different story

The concentration of completed unsold inventory is not evenly distributed across Metro Vancouver. The report identifies Burnaby, Vancouver, Surrey, Coquitlam and Richmond as the municipalities with the largest amounts of unsold finished inventory, with Burnaby alone accounting for more than one-quarter of the regional total.

The North Shore is not among the areas with the largest concentrations of completed unsold homes.

Part of the difference comes down to the nature of development on the North Shore. With limited land and significant geographic constraints, there is simply less capacity for the volume of new condominium construction seen in some other parts of Metro Vancouver. Developers have also generally been more selective about the projects brought to market and the type of housing being built.

That does not make the North Shore immune to the broader slowdown. Presale activity has declined here as buyers have become more cautious, and developers are having to adjust to a market where purchasers have more time and greater choice.

A market that is still adjusting

The current inventory is likely to remain an important consideration for the condominium market. The report estimates that, at the pace of presale sales recorded during the first half of 2026, it would take approximately 40 months to sell the existing completed inventory, assuming no additional homes were completed.

At the same time, the amount of new condominium construction is changing as developers respond to current market conditions.

For North Shore buyers and sellers, the broader Metro Vancouver numbers provide useful context, but local conditions remain important. The amount of available inventory, the pace of new development and the performance of individual buildings can vary considerably from one municipality and neighbourhood to another.

The latest report is another indication that the condominium market is going through a period of adjustment, but the Metro Vancouver numbers do not tell the whole story of what is happening on the North Shore.
