North Shore sales increased from September, yet continued to trail 2021 levels.

Our sense of the market is that buyers are more active - though concerns about inflation, rising interest rates, and the overall economy are continuing to weigh on confidence. As is common for this time of year, total listings are starting to creep down, which is keeping the market more balanced than likely expected, and in some certain segments favouring sellers (though overall sentiments are that it is, and will continue to trend to a buyer’s market). 

In North Vancouver, sales jumped 51.5 per cent from September, although were down 25.1 per cent from Oct 2021, and were 17.8 per cent below the 10-year October average.

New listings were up 18.3 per cent from October 2021, while total listings were up 26.9 per cent from the same time, ending the month at 609 homes for sale – 20.8 per cent below the 10-year October average.

For all property types, the October 2022 sales-to-active listing ratio was 31.9 per cent.

By property type, the Oct ratios were: 26.1 per cent for detached houses, 47.1 per cent for townhomes, and 32.3 per cent for apartments.

By price range, the October ratios were:

< $750,000:        72.7 per cent
$750k to $1M: 21.4 per cent
$1M - $1.5M: 37.5 per cent
$1.5M - $2M: 25.6 per cent
$2M - $2.5M: 27.5 per cent
$2.5M - $3M:   22.0 per cent
> $3M:  9.5 per cent

 

In West Vancouver, sales were up 14.3 per cent from September, although were down 46.7 per cent from Oct 2021, and were 39.6 per cent below the 10-year October average.

New listings were up 1.2 per cent from October 2021, while total listings were up 5.7 per cent from the same time, ending the month at 560 homes for sale – 14.6 per cent below the 10-year October average.

For all property types, the October 2022 sales-to-active listing ratio was 8.6 per cent.

By property type, the Oct ratios were: 6.5 per cent for detached houses, 6.3 per cent for townhomes, and 15.7 per cent for apartments.

By price range, the October ratios were:

< $1M:          43.5 per cent
$1M - $2M:       13.8 per cent
$2M - $3M: 11.5 per cent
$3M - $4M: 7.9 per cent
$4M-$5M: 5.3 per cent
$5M-$6M:   4.2 per cent
>$6M 1.5 per cent
