With one month left in the year, North Shore sales continue to climb to new highs, despite, since the Fall, a tight supply of listings that seems to be constraining activity.

In North and West Vancouver, sales January through November are 25 per cent above total sales seen in all of 2020. Much of that growth was seen in the first half of the year when sellers were more active, with sales over the last few months failing to keep pace. This is likely due in large part to limited choice for buyers, but also a more difficult market to move within, as many that may want to sell are finding it challenging to buy.

Certain segments remain more active than others, with the highest interest in single family homes. As an example, we just sold a single-family home in 5 days that had over 70 viewings, generated 16 offers, and sold 19 per cent over the list price. Since 1979 we have worked in many different markets, but this certainly is one of the strongest seller's markets ever.

November Stats

In North Vancouver, sales were down 5.4 per cent from November 2020, with total listings down a 51.7 per cent to just 380 homes for sale to end the month.   

For all property types, the November 2021 sales-to-active listing ratio was 64.7 per cent.

By property type, the November ratios were: 46.1 per cent for detached houses, 76.4 per cent for townhomes, and 76.4 per cent for apartments. (the lower per centage for single family homes no doubt is due to the limited supply)

By price range, the November ratios were:

< $750,000:        111.9 per cent
$750k to $1M: 84.6 per cent
$1M - $1.5M: 61.0 per cent
$1. 5M - $2M: 50.8 per cent
$2M - $2.5M: 58.3 per cent
$2.5M - $3M:   46.4 per cent
> $3M:  24.1 per cent

 

North Van Prices.

The MLS® Home Price Index (HPI) composite benchmark price of a house in North Vancouver was $1,955,300 (up 17.0 per cent from November 2020). The MLS® HPI price of a condo in North Vancouver was $663,600 (up 10.1 per cent from November 2020). The MLS® HPI price of a townhome in North Vancouver was $1,216,900 (up 20.9 per cent from November 2020).

In West Vancouver, sales were down 11.4 per cent from November 2020, with total listings down a 21.2 per cent to just 461 homes for sale at month end.

For all property types, the November 2021 sales-to-active listing ratio was 16.9 per cent.

By property type, the November ratios were: 11.2 per cent for detached houses, 1.125 per cent for townhomes, and 40.8 per cent for apartments.

By price range, the November ratios were:

< $1M:          40.9 per cent
$1M - $2M:       58.8 per cent
$2M - $3M: 28.4 per cent
$3M - $4M: 15.0 per cent
$4M-$5M: 14.5per cent
$5M-$6M:   0 sales
>$6M 1.6 per cent

 

West Van Prices.

The MLS® Home Price Index (HPI) composite benchmark price of a house in West Vancouver was $3,169,400 (up 15.6 per cent from November 2020). The MLS® HPI price of a condo in West Vancouver was $1,116,700 (up 2.3 per cent from November 2020). (stats for townhomes not available due to a lack of sufficient sales numbers)

Year End 2021.

Generally, as we get closer to the Holidays, activity begins to slow, as many choose to delay their purchase or sale till the new year. That said, we expect that listings that do come to market through December will still see strong demand, as we sense more urgency from buyers in the segments that have seen limited supply.

2022.
