North Shore Third Quarter [Q3] sales trended down from 2020, although remained elevated above long-term averages.

In North Vancouver, Q3 sales were down 17.3 per cent from 2020, though finished 15.1 per cent above the 10-year Q3 average. While in West Vancouver, Q3 sales were down 3.1 per cent from 2020, and up 4.3 per cent over the 10-year Q3 average.

Despite this quarterly drop in sales, the market continued to remain very tight, with below normal new listings, down 12 per cent from the 10-year Q3 average in both North and West Van.

This trend is creating some very competitive segments of the market, exasperated by pent-up demand from the slower summer months. With that, some of the buyer interest we were seeing in the Spring has, for some properties, returned, resulting in quicker and often over list price sales. That said, it is important to emphasize that this is not market wide, and activity is very dependent on the type of home, price range, and neighbourhood.

Typically, around elections, we see inconsistency in activity, as different consumers have varied expectations/trepidations about what a new government may mean. With the Federal election behind us, it should give some buyers and sellers the confidence that, at least in the short term, for better or worse, there will be a return to the status quo.

For September //

In North Vancouver, sales were down 28.3 per cent from Sept 2020, though rose 8.0 per cent from August of this year.
New listings were down 29.0 per cent from September 2020, while total listings were down 47.8 per cent for the same time, ending the month at 508 homes for sale (41.9 per cent below the 10-year September average).

For all property types, the September 2021 sales-to-active listing ratio was 44.9 per cent.


By property type, the September ratios were: 38.1 per cent for detached houses, 65.2 per cent for townhomes, and 46.4 per cent for apartments.

By price range, the September ratios were:

< $750,000:        51.3 per cent
$750k to $1M: 53.8 per cent
$1M - $1.5M: 49.4 per cent
$1. 5M - $2M: 42.2 per cent
$2M - $2.5M: 56.6 per cent
$2.5M - $3M:   31.0 per cent
> $3M:  18.2 per cent

 

In West Vancouver, sales were down 26.8 per cent from Sept 2020, though rose 5.9 per cent from August of this year.

New listings were up 1.5 per cent from September 2020, while total listings were down 18.7 per cent for the same time, ending the month at 534 homes for sale (23.2 per cent below the 10-year September average).

For all property types, the September 2021 sales-to-active listing ratio was 13.2 per cent.

By property type, the September ratios were: 9.2 per cent for detached houses, 44.4 per cent for townhomes, and 35.1 per cent for apartments.

By price range, the September ratios were

< $1M:          40.0 per cent
$1M - $2M:       38.0 per cent
$2M - $3M: 18.6 per cent
$3M - $4M: 12.6 per cent
$4M-$5M: 6.6 per cent
$5M-$6M:   3.9 per cent
>$6M 3.1 per cent
