November saw another strong month of sales in North and West Vancouver, as activity continued to outpace 2019 levels and historical averages.

In North Vancouver, total reported sales increased 20.8 per cent from Nov 2019 and were 27.9 per cent above the 10-year November average.

New listings were up 48.9 per cent from last year, while total listings were 11.1 per cent below the 10-year November average.

For all property types, the November sales-to-active listing ratio was 37.8 per cent, the second highest on record for 2020.

By property type, the November 2020 ratios were: 43.5 per cent for detached houses, 32.7 per cent for townhomes, and 35.6 per cent for apartments.

By price range, the ratios were 38.3 per cent under $750,000, 54.5 per cent $750k to $1M, 28.0 per cent $1M - $1.5M, 49.1 per cent $1. 5M - $2M, 35.4 per cent $2M - $2.5M, 21.4 per cent $2.5M - $3M, and 14.0 per cent over $3M.

The MLS® Home Price Index (HPI) composite benchmark price of a house in North Vancouver was $1,671,500 (up 11.6 per cent from November 2019). The MLS® HPI price of a condo in North Vancouver was $585,300 (up 7.3 per cent from November 2019). The MLS® HPI price of a townhome in North Vancouver was $1,031,400 (up 10.1 per cent from November 2019).

West Vancouver total reported sales increased 33.3 per cent from Nov 2019 and were 27.9 per cent above the 10-year November average.

New listings were up 33.1 per cent from last year, while total listings were 29.1 per cent below the 10-year November average.

For all property types, the November sales-to-active listings ratio was 16.0 per cent, the third consecutive month activity has hit a ‘balanced market’.

By property type, the November 2020 sales-to-active listing ratios were: 16.2 per cent for detached houses,  2.9 per cent for townhomes, and 16.7 per cent for apartments.

By price range, the ratios were 16.0 per cent under $1M, 30.9 per cent $1M - $2M, 19.3 per cent $2M - $3M, 15.1 per cent $3M - $4M, 11.1 per cent $4M-$5M, and 6.2 per cent over $5M.

The MLS® Home Price Index (HPI) composite benchmark price of a house in West Vancouver was $2,741,500 (up 7.7 per cent from November 2019). The MLS® HPI price of a condo in West Vancouver was $1,092,100 (up 6.6 per cent from November 2019).

Ending 2020.

Typically, as we get closer to the Holidays activity begins to taper off. Some of this seasonal change was evident last month, as listings and sales were down in North and West Vancouver (although sales were up in November year-over-year, they are down from October 2020: 21.4 per cent and 14.6 per cent respectively). We expect this seasonal drop to continue, as more buyers and sellers start to target the new year for a move.
