Polygon Development Ltd has submitted an application for a major project at 1246–1268 Lynn Valley Road and 3050–3174 Baird Road, bringing a blend of residential living, retail space, and community improvements to this central location.

If approved, the development will feature:

• 408 homes spread across four six-storey buildings
• 2,525 sq. m. of new retail and commercial space for shops, services, and cafés
• Two levels of underground parking with approximately 450 vehicle stalls and 730 bicycle spaces
• A range of housing options, including a market rental building in Phase 1 with right of first refusal for existing Draycott Gardens tenants
• Infrastructure upgrades, such as enhanced bike lanes, new sidewalks, and improved road access

The site is currently home to Lynn Valley Mall and Draycott Gardens and sits just steps from Lynn Valley Village, the public library, shops, dining, and trails. Polygon is already well known in Lynn Valley for its Taluswood and Juniper communities, and this proposal builds on that legacy with a larger-scale, village-focused vision.
