Due to the increased value of the Canadian dollar and the decreased value of the U.S. dollar, Canadian buying power has increased tremendously versus earlier years. Since 2003, Canadian buying power in the US has increased by 50% or more. Making a $400,000 purchase in 2003 the same as a $200,000 purchase today. That would be the equivalent of currently buying U.S. real estate at year 2000 pricing. Considering that many U.S. cities have had a market correction of 30-40% makes now the perfect opportunity to purchase U.S. real estate.
